Development in Piddington, Northamptonshire

We’re pleased to share that full planning permission has now been granted — following a successful appeal — for a landscape-led self-build development of 11 homes on the edge of Piddington, Northamptonshire. The project represents the latest in our ongoing collaboration with a trusted land promoter who specialises in unlocking the potential of innovative, community-focused sites.

This is one of several projects we’ve delivered together, built on a bilateral relationship grounded in shared values: thoughtful design, policy expertise, and a long-term commitment to rural placemaking.


Thoughtful Design, Rooted in Place

Each of the 11 plots will be delivered by individual self-builders, supported by a carefully prepared design code and our contextual masterplan. Key features include:

  • A layout that respects and extends the village’s natural development pattern

  • Design flexibility that supports individuality while maintaining architectural harmony

A Positive Outcome at Appeal

While the original application faced local opposition and was refused, the Planning Inspectorate ultimately approved the scheme — recognising its strength on several counts:

  • The site was seen as a natural extension of the village, well-related to its southern edge

  • The development would support rural vitality and bring more housing choice to the area

  • The Inspector found clear evidence of unmet local demand for self-build homes, and acknowledged that this scheme would make a meaningful contribution

  • Local services and amenities were found to be realistically accessible on foot or by bike, even in a rural location

  • The proposal was also found to have no adverse effects on heritage assets, drainage, or highway safety

The appeal outcome confirms the strength of the design, the planning case, and the value of a collaborative approach
